Turks & Caicos has attracted a viable second home resident base from North America with an estimated 74% of offshore real estate purchasers being from the United States.  Both Canada and Europe also hold strong buyer bases, each accounting for about 9% to 12% of offshore real estate holdings.

With the scarcity of land available on Grace Bay, Providenciales, development has expanded throughout other islands in Turks & Caicos including South Caicos, Ambergris Cay, Dellis Cay, Grand Turk, North Caicos, Salt Cay and West Caicos.   As this trend emerges, heavy premiums apply to improved lots with ocean views, and direct ocean access.  An estimated $3 billion is slated for new tourism investment over the next few years, the majority of which is allocated to the Outer Islands.
